Through Sattva Ekatra, the change we hope to see in education is greater awareness of the importance of planned communities, sustainable development, and responsible land ownership. We want to encourage people to understand how well-planned residential spaces can contribute to better living environments and stronger communities. Our vision is to promote awareness of infrastructure planning, environmental responsibility, open spaces, and shared community facilities. By showcasing a plotted development that combines individual land ownership with recreational, wellness, and social amenities, we hope to inspire people to think more broadly about how neighbourhoods are planned and developed. Ultimately, we aim to encourage more informed decisions and a better understanding of the relationship between thoughtful planning, community well-being, and sustainable urban growth.

About the innovation

Why did you create this innovation?

Sattva Ekatra was developed to offer a thoughtful approach to residential land ownership in North Bengaluru. Many homebuyers want the freedom to own land and build a home according to their preferences, but they also look for organised infrastructure, security, open spaces, and community facilities.

The idea behind Sattva Ekatra is to bring these expectations together in a planned plotted community. Located in Thippapura, Doddaballapura, the project combines individual residential plots with shared amenities and landscaped spaces. It aims to make plot ownership part of a well-organised community environment rather than simply offering individual pieces of land.

What does your innovation look like in practice?

Sattva Ekatra puts this approach into practice through a planned residential plotted development spread across 24.36 acres, with 502 residential plots and a clubhouse/civic amenity site.

The project offers different plot dimensions, including 20×30, 30×40, 30×45, 30×50, and 30×60 feet, along with other plot configurations. Residents can plan and build their homes according to their individual requirements, subject to applicable approvals and regulations.

The community is planned with shared facilities such as a clubhouse, swimming pool, gymnasium, yoga pavilion, jogging track, landscaped gardens, children's play areas, and outdoor recreational spaces. These features are intended to support recreation, wellness, and interaction among residents.

How has it been spreading?

Sattva Ekatra is reaching prospective homebuyers through its project website, digital marketing, online property platforms, and real-estate communication channels. These platforms help people learn about the project's location, plot options, planned amenities, and development details.

The project also creates awareness about the benefits of plotted development, including land ownership, flexibility in home construction, and the opportunity to become part of a planned residential community.

By sharing project information and engaging with interested buyers, Sattva Ekatra is introducing its community-focused approach to a wider audience looking at residential plots in North Bengaluru.

How have you modified or added to your innovation?

The project brings together individual plot ownership and shared community infrastructure in one planned development. Its range of plot dimensions provides flexibility for different home requirements, while the planned amenities add recreational, wellness, and social spaces to the residential environment.

The project also includes landscaped areas, children's activity spaces, sports and fitness facilities, and clubhouse features. These additions support the broader objective of creating a residential community where land ownership is complemented by shared facilities and organised surroundings.

If I want to try it, what should I do?
